What are junk fees and why do some companies have less fees?
A.
Junk fees are charges where no work has been done and are fraudulent. Some
lenders will waive certain fees but usually charge you a higher interest
rate (this is different because the work is still being done and you are
paying for it over time).

How long does it take to get approved?
A.
If requested, a credit approval/denial will be provided within 48 hours
after receipt of a completed loan application, disclosures and required
documents.

Who controls title insurance fees?
A.
In most states, there is a government agency which requlates the fees charged
by title companies (ie. in Texas the Texas Department of Insurance has
this responsibility).
Q.
Why is the Annual Percentage Rate (APR) on the Truth-In-Lending disclosure
different than the rate for which I applied?
A.
The APR incorporates both the interest rate on your note and certain closing
costs
to show you the "total cost" of the borrowed funds. The locked rate will
be the same rate on the promissory note.

What do I need to do prior to closing?
A.
After providing the completed loan application, disclosures and documentation,
you will need to obtain homeowners' or hazard insurance. The policy is
usually paid at closing. If refinancing you will be required to show proof
of insurance at closing.

When will I know how much to bring to the closing and what kind of funds
are acceptable?
A.
The closing agent at the title company usually provides the closing figures
to you prior to closing. Funds need to be certified (ie. cashier's check).
Q.
Would it matter if I purchased a new car or furniture before the closing?
A. Yes. This will change your income to debt ratios and could possibly
result in the lender denying your loan application even after an initial
credit approval.
Q.
Where will the closing take place?
A.
Purchases - the closing agent or title company will usually be specified
in the sales contract. Refinances - it is recommended that you use the
same title company that you used before. If you had a bad experience or
the location was inconvenient, we can help you select a different title
